The 20 year certification requires each of your properties to pass the 2 year dust swab tests AND pass a lead x-ray gun test. 

It is testing my patience and persistence.

I used Zillow to list my rental and accepted someone's application however after my few interactions with them on the phone some major red flags have come up and I wanted to know am I under any legal obligation to rent my property to this person. 

He wanted the appraisal to be high for a loan.The county had a much higher valuation.He went with the appraisal and his charm.They accepted the appraised value and adjusted the tax bill.

We do not drain our hot tub after every guest, but we do test and adjust the chemicals, vacuum it (sand) and skim the top if needed after every guest. 

Or is this basically a guaranteed way to not get an offer accepted?

I'm currently testing out Podio and Hubspot with JustCall integration, and I'm curious to know if anyone has any experience using these platforms for real estate purposes.

Honestly being only an hour away is pretty ideal to be able to slowly transition to full hands-off operation through automations and having local contacts for on-site work, just gotta start testing things out and see what works best!
