The rehab items you mentioned sound moderate, while that can be risky it's also likely to have a better profit margin.The steps you outlined sound like a good plan to me.

The reality was moderate hoarder-house levels of stuff.After calling the owner of the wholesaler company (who has no legal obligation here - he simply assigned the contract - but he does have his reputation and our valued relationship to be concerned about), he apologized and offered to pay for the trash out as soon as the resident vacated (hopefully in the next day or two - but potentially who knows how long).
