I have found the zoning folks to be very helpful whenever I have needed them.I have built a moderate sized subdivision and home community in Albany and Tangent.. 

One showed up with a speaker and alcohol..not a good sign.

I currently have a job that pays about $50,000 a year though for where I live (NYC) that is relatively low (but it is only a first job).I want to be moderately aggressive given my age, with my goal of producing enough passive income through rentals so I can eventually quit my job. 

The rehab items you mentioned sound moderate, while that can be risky it's also likely to have a better profit margin.The steps you outlined sound like a good plan to me.

The reality was moderate hoarder-house levels of stuff.After calling the owner of the wholesaler company (who has no legal obligation here - he simply assigned the contract - but he does have his reputation and our valued relationship to be concerned about), he apologized and offered to pay for the trash out as soon as the resident vacated (hopefully in the next day or two - but potentially who knows how long).

I know of some people that have tried it with a moderate level of success, while other fell flat on their face with it.
