I'm looking to tackle some flips in Kansas city, I am not local but can come out as needed.

Read books like Set for Life by @Scott Trench and Start with Strategy by @Dave Meyer to get the mindset of starting on the table before going too deep into an asset class or something like flipping.

DSCR purchase loans for existing Padsplit properties that have rental history, AND fix and flip loans that I will need to refinance into DSCR for properties I will turn into Padsplits.   

You have to disclose everything to the seller if you are planning to buy the property for yourself to flip or to wholesale the deal. 

Who is building, developing, flipping, etc in your area. someone has to be doing it and making money. look at their business plan, see how they are doing, try to do better. 

Terry,Have you weighed out the pro's and con's doing a fix & flip and capital gains versus fix and hold long or short term rentals?

When you get a deal that doesn't make a good rental, but makes sense for another investor as a flip or short-term rental, then wholesale it.Wholesaling: focus on marketing for off-market deals at huge discounts.

You may want to consider not just renting, but flipping a home too to make a quicker return on your investment.

@Rick Albert is right on and gives good advice.I'm actually wholesaling a property this week, but this just happens because I am in the game doing flips, developments, and rentals. i would never try to make a business out of it. 

On the flip side, inventory tends to be lower so it really depends on the inventory level in your specific market.
