no problem its not real complicated you just don't know what you don't know until you experience it.you want your experience or knowledge to equal or exceed your buyer so you can best position yourself. for not in the business land owners selling to developers.for me the short to do list is1. first and foremost talk with your CPA and make sure they understand what your doing.. don't want to box yourself into a tax situation you don't care for.2. tight contract.. remember builder/developers by and large are sophisticated buyers.. so need to level the playing field.. this is not some wholesaler trying to snake a property.3. once figure out have a good RE attorney draft the contract don't use standard board of realtor or MLS forms.. it should be a custom contract in my mind..

Practically, when you seek to turn the unit, do your best to move into one room or the garage (if garage water/weather tight and no electronics in cold winter) and clean the unit and re-rent.

(simo purchase money 2nd) $29,000    down pymt Hoping to sign up this loan scenario today on a 5% down jumbo purchase which gets her first mortgage down under Jumbo loan into to conforming loan pricing at $453k, avoid PMI and the need to escrow as she's very tight on post closing reserves.But given this borrower's credit is in the 740 tier, she also may have an option to qualify for one of the new 95% ltv single loan Jumbo with No PMIShe came to me as a referral from a Realtor, who I don't know, so the deal was already under contract.

I think Goldman Sachs Investment claimed the summer is almost over, tight inventory and higher interest rates by downgrade both RDFIN and Z.With that being said, Zillow stocks maintained at $64, market cap is 11.9 billion dollars.
