I'm eager to start the work of finding a drive-by appraiser and calling title & insurance companies to close this transaction.

I do this actively networking with other investors, sharing content on sites like Bigger Pockets and Think Realty magazine, and building relationships with referral partners like wealth managers.Finally, you have to have the best people working with you from your lender partner, to your property inspector, to your property manager, to your insurance partner, and asset protection and business attorney.

I'd consider Florida because I love that they have tackled the squatter issue except I know insurance prices will creep up in the next few years.

In California, insurance companies are very tough now.

Also, the costs in Florida are high, with expenses for insurance and the hurricane risk adding up.

There’s a nice mixture of commercial and residential properties and Evergreen Park is a very stable market.

Rental rates and vacancy rates on single family have been a lot more stable.

Your new potential guests are insurance companies for homeowner displacement (flood, fire), buyers looking to move to the area but not sure where they want to be, sellers who want to sell but have nowhere to go, contract workers in the area, adjunct professors on a semester job, etc.
