@Ryan Ahlgrim - I know this is an old post, but in case anyone else reads it, this is a scam; people copy legit for rent listings, and post them "for sale" with a much lower rent price, and with different contact info, hoping for people to contact them and send them a deposit.

Please dont put down fees to "buy into the deal", 99% of the time the deal is that you just got scammed and lost $6500.

They are not a scam, they are merely a niche product offering with a high level of risk.

As an aside in an ever increasing scam prevalent culture, several tenants that I've placed were more comfortable knowing that they were working with a licensed professional using standard forms. 

Upfront money is a red flag for a scam .

I am finding a lot of scam type programs where you have to buy a book and pay for a mentor or investment program to get any help.

I think FEMA has a nice money raising scam going with mandatory flood insurance.
