Have the previous owners as the beneficiaries, so if the lender asks to see who the owner is, they can show them that, but I would have another contract assigning the beneficial interest to myself.

That being said, I have never heard if that would be beneficial from an attorneys viewpoint.  3) Depending on your property location (Not Philly or Pittsburgh), you shouldnt need any other licenses.
