I have the occasional one that leaves after 1 year but if your goal is to buy rentals then the more you get the placement fee will become less critical as the whole portfolio will average out most tenants staying for multiple years. 

It is critical that you complete all of it, including the lead based paint disclosure and any other state specific disclosures.  

It's critical to start with the end in mind and reverse engineer.

From what I have read finding a good company that knows what they are doing seems to be critical as a misstep if the custodian can force your ira to be disqualified resulting in financial hardship.

The county records, in my county, are easy to search and provides critical information.
