I've worked for several PM firms in the area and one company stole like 30k in commissions from me when I no longer wanted to work at their god awful company.I can definitely advise you on some property management companies to stay away from, as well as some new and upcoming property management companies in the area that are taking a more hands on and professional approach.

The BRRRR method can still work well in today's market, but it requires a strategic approach.

On a nice (I.e. expensive) cabin you may approach $1k/month which will affect the cash flow.  

You can do well with a more simple approach, but it won't be easy either way.

I am sure the answer is "it depends" hence the term "creative financing" but was hoping people might offer a few examples to help me think more about how i might approach deals where the seller is motivated and the property as been listed for a long time.
