That rate looks decent but might you might as well go for the gold, OP.

No, this isn't negotiable, it's right from where all the money comes from, and the Golden Rule found in my bible states clearly that She Who Has The Gold Makes The Rules. 

Or maybe invest it in something like gold as a hedge.

With finding a pot of gold like BP it is a wonder my head has not exploded yet!

New roof, siding, central ac/heat, water heater, lights, carpets, toilets, counters and faucets (they are not gold btw) in bathrooms, paint, lots of new trim and finish items (vent registers, baseboards, etc.), and full clean up of yard and exterior.

Ask questions, read blogs, and listen to the podcasts... they are gold!
