I would be extremely conservative in your projections given: (1) this is your first flip, (2) it requires a complete gut renovation, (3) preparing for a wedding / honeymoon.

We want to make sure the event is as safe as possible for attendees and we're in the process of working with the venue to ensure that.

But that will only defer the tax temporarily and leave the seller still feeling somewhat wed to their property.  

Everyone looks at their venue and thinks this is the best way to do it be it social media, PPC, content marketing, email....None of it matters if you are not credible.

If you can not answer that question again you need to not spend money yet.See, what you need to do is figure out the cost/deal for any and all marketing venue you are considering.
