The tenant originally stated he had gambling issues and today when he called he said he had money invested in the USA stock market which 'is taking a long time to clear' this seems like an unlikely story and another ploy to extend the eviction process.

Hi @Lacee BeitlerI know/have talked to a few people doing this recently, but to be successful it seems to need to be near the light rail line, the North Side (for sporting events), or in South Side/Lawrenceville/Shady Side/etc.Also, just make sure you hold back the 7% tax.

I would never have rented to her for many reasons, primarily because I have no reason to gamble on high risk tenants.Be very careful in the future as you are likely only going to get that lucky once in your life as a landlord, don't let this success story influence your future tenant selection. 9 times in 10 a landlord would have been seriously burned by this type of tenant.

go to your reia  meetings and do heavy networking..not to be a Debbie downer but wholesaling is VERY tough and especially in hot =markets like phxit would be easier in Indy, and in Dallas its a contact sport... not sure you came to greener pastures.. or brown desert as it were.you will find wholesalers at the reia's though no doubt.
