Most front load machines are HE these days and they are more water and energy efficient than the top load HE models.I gave a top-load HE laundry pair to my parents in December - my mother is a seamstress and long-arm quilter and needs the ability to soak items in the washer, so a front load is not an option for her.  

Let it soak then rinse off. 

The issue lies in the fact that REI's (real estate investors) tend to claim and write off a lot when it comes to tax time so after they purchase a property they came their rental in a manner which actually makes DTI worst often times.A well formulated loan approval and mortgage plan can take a lot of risk out of investing especially if you're using BRRR - buy-renovate-refi-repeat with hard money, private money, are trying to cash out to obtain your seed capital again, and or are looking to ensure a smooth exit strategy.I always recommend multiple exit strategies to mitigate investor/borrower risk.Hope that helps.

I feel comfortable estimating reno costs and am not above pulling up old carpet and soaking underlayment (as I learned very recently!)

So I soaked it up , but unlike them I was educated in RE investing.

But I'm sure I'll soak in a lot more from starting a convo and listening to you guys on how to begin. 

Most recently I've been once again seeking that passion and somehow find myself to this website and I have been reading and soaking up as much knowledge as I can like a crazy person.
