When you develop, you are leaving a mark on this earth for the next 100+ years.  

Surrounding myself with like-minded people that are way smarter than I am in certain aspects of RE, down to earth, and honest are the main characteristics I look for in a team member.

We had a big earth quake in 64, and before that it's common to find old wiring... so a lot of investors stay away from that old of houses unless it's a tear-down.  

That being said, as a manager I gravitate towards the middle of the road, and the higher end - if I'm going to make a flat 10% whether I'm dealing with the scum of the earth, or the cream of the crop, I'd rather deal with the easygoing CPA paying $2,000($200) at that point, than having a knife pulled on me when I show up for your $500($50) cash payment.

I trust my dad more than anyone on earth.

But now you have tech so well entrenched.. you have Chinese capital by the billions that has paid cash for prime BA real estate along with many other nationalities.. any area can suffer a correction.. but unless there is a Major Earth quake or some other outside influence . 

Can someone please bring me back down to earth with a story of a debt deal gone bad.  

I walk my exteriors during the mid-lease and move-out inspections, and the residents know they are not responsible for wood-destroying insects, so I encourage them to report anything that looks remotely like swarming termites or earth tubes on the foundation.
