I have a different opinion, that the trustee is likely doing Exactly what the beneficiary wants......as a land trust is one thing that scammers try to hide behind...anonymity, no personal liability, and all that.

There's the possibility of putting the homes directly into a Wyoming (anonymous name) or Nevada (inside and outside protection), but it is against the law in CA and puts the protection in question.
