Then you have the freedom to invest into virtually any asset: real estate, mortgage notes, precious metals, multi-family syndication, note funds, private lending, etc. etc. 

With all that being said, I am considering Virtual wholesaling, I'm under the impression that it wouldn't be viable seeing how I couldn't drive for dollars and would have to pay to find all leads as well as  finding boots on the ground.

There are so many apps now that allow you to manage virtually.

@Adam Scheetz, unfortunately, the part of Northern Virginia within the DC metro area has virtually zero multifamily properties. 

I use Macs exclusively, and nearly all of the big name tax softwares that I'm finding (TurboTax, H&R Block, etc) only have a windows version for business.Not looking to run a virtual PC on my mac or anything, just something that people recommend that would run natively on my Mac.  

It's a virtual certainty I'll purchase rental property in El Paso TX in the next 90 days.
