I have learned a lot over a short period and I am thrilled to have a place where I can network with others, learn, contribute and not feel like I am being scammed viewed as a potential buyer of some kind of product or service.As my post says, I am now officially a real estate investor after purchasing my first 2 properties in the Cleveland area. 

You should do the research yourself and be 98% sure that if the tenant left today you could re-rent it at or above what they were paying for rent.This smells of a turn key scam, be very careful.

They have very clean homes, good prices and only a 5% premium, just not sure if they are legit or scam. genesisauctions dot com.Not sure if I can put site address in forum, not promoting them, just need to know if they can be trusted.Thanks.

I would not be surprise if the government start going after folks for not following regulations a way to collect more money.There was an interesting case Indiana Attorney General Greg Zoeller files suit in tax-sale scam.

My point is someone reaching out doesn't mean there are trying to scam necessarily. 

How should I vet the person to make sure that I don't loose my pants on some scam, or a deal gone bad?

Agreed and would add:5)The guru snake oil salesmen ... perhaps they started out as 3 but quickly realized that there was far more money in scamming the 1s, 2s, and 4s and they do not have sufficient ethics to keep them from doing this.

So I called Loopnet's help phone number to report a scam on their site, and as soon as I gave them the address to report the lady hung up the phone on me.  

Some say fraud/scam some say they are really good.
