I have been doing that on a SFH I purchased with the original intent to make it into student housing for a medical school nearby. 

I learn well online - able to stay motivated - but due to medical issues sitting in a classroom would be really painful.  

The quickest lending opportunity for a debtor is generally after medical bills were the cause or other unforeseen event beyond the borrower's control.

Congrats on your life long success.Thanks for the kind words....Well, yes, I am glad you asked that question, in fact with the most recent development that made medical history, I am honored to say YES, I did go through, even at age 73, the not so painful process of cloning.When  I started in this business, the most exciting electronic device I purchased when they came popular is a pager, I had to use pay phones and actually mail letters, look up property owners in person at the court house, go to the copy center, and drop off film at the local photo-mat and wait a week to get my pictures.

If you go medical office and there is a lot of TI spent for a medical practice they do not leave as much because of the build out expense.

Some of the other members posting here made some great points about a potential tenant doctoring the credit report.  

I just read a thread stating SC (charleston) is getting a huge medical center approved, which means more jobs and demand for housing.

Credit score took a hit from medical bills and student loans, working hard to repair and it will be well above 700 by the summer of 2016.
