Makes me happy to San Jose at the top :)I think in general people want instant results and in the CA markets that may not be possible and coupled that with the high entry point into these markets there will continue to be posts from CA investors (LA/SF Bay area, San Diego)  thinking it is not profitable to invest locally.Inspite of so many people afraid to invest here I see multiple offers on most properties.

I do not know if it is different for a business account.I would recommend applying online, much easy and instant approve if you have your DD214 on hand, you would need to apply for the membership first and then the business account.Has a veteran you would need to have an employment to apply, doesnt matter what employment as long as you put you make money on the membership application.

I'd instantly agree that anyone PROMOTING self directed IRAs should have some heavy regulatory scrutiny.But someone that does the research and decides that this is how they want to structure one component of their retirement plan... is probably a pretty smart cookie IMO.So, I suppose with that being said, I wouldn't object to some form of reasonable education + test requirement.
