All 100% FREE.I passively listen to the podcast while working out at the GYM, it's VERY educational and I've learned a lot from it.

The building offers full-service amenities, including a 24-hour doorman, onsite management, a pool, an observation deck, a children's pool, an indoor playground, a Jacuzzi, tennis courts, and a yoga & gym facility.

I compared them to an elliptical at the gym - I can only wonder how many people fell off those steps. 

Note the difference is less at lower LTV.My point is not that HOA fees are outrageous (I believe most condo associations are good stewards of the fees) but that you may not need many of the items included in the HOA fees (pool, gym, BBQ area, etc).  

I used to own a gym, and my personal trainers would always tell our clients to focus on what works for them, and create a custom plan based on their current state, limitations, strengths, weaknesses, goals, etc. 

I can listen to books and educate myself on whatever I want while at the gym, in the car, etc.I currently have over 200+ books in my library and if you'd like any recommendations on a particular area of study, send me a message and I'd be happy to provide you with some. 

I thought it was a good investment (for renting it out after living for first year), but now I am having second thoughts.My condo has a high monthly HOA fee of $700, which covers amenities like a gym, and a doorman.

The gym helps.. watching BiggerPockets helps.. but I'm finding it difficult to stay focused on my ongoing real estate education at the moment. 

If there is another functional 1/2 bath in the house, you might be able to arrange for them to shower at a local YMCA/Gym if this is their preference.
