Note the difference is less at lower LTV.My point is not that HOA fees are outrageous (I believe most condo associations are good stewards of the fees) but that you may not need many of the items included in the HOA fees (pool, gym, BBQ area, etc).

If there is another functional 1/2 bath in the house, you might be able to arrange for them to shower at a local YMCA/Gym if this is their preference.
