There seems to be a waiting list in the area as well so I believe the demand is there.

For each of the SMA you can see which areas are growing and which areas are declining. 

Typically $2m+ homes don't cashflow due to high taxes, high insurance rates, and low rental demand. 

I would personally prefer to keep the properties and obtain financing for equity in order to grow.
