Depending on how bad is the foundation state (how many inches you have to correct), is very possible the sewer line will disconnect/break in the horizontal portions.

Also, if a tenant moves out and forgets to disconnect their utilities (we do remind them and follow up, but sometimes they lie -- we also can't verify as we are not the account holders), we have to provide notarized documentation that a tenant moved out, wait for that to process and then reapply again, which leaves us without power and water at most 1.5-2 weeks.Would it be best to just leave the utilities in our name, pay it and then bill the tenants directly?

And the WiFi doesn’t need to be disconnected to not turn on the TV.And no, I don’t ’check up’ on guests with the camera unless I have a reason to believe there is an issue.But I agree with others - I wouldn’t have a camera at the back ‘hang out’ area.

Most utility companies have the option to have the utilities automatically put into your name as the landlord when the tenant vacates and disconnects the utils.

Why would not landlord disconnect utilities from their end as well and check that their bill is final bill.I had a situation Delco where the tenant was evicted and did not pay water bill for few months but utility company(Aqua) was kind enough to write it off as utility was in the tenants name.
