For nurses that means they have had criminal background checks so I don't need to run them.

It is the newbies that often love it because they don't know any better.I have heard people say that the way they make you generate leads are by making connections and networking with agents, and MLS, among others methods.No offence (again), but I sit here in my corner feeling pity for all of you thinking you spend all that money for some serious bullcrap. 

They also mention criminal action, but it seems logical that would be an escalation.

.* Criminal History.

You can reject a Section 8 applicant for the same reasons you reject other applicants: credit score, Landlord reference (or lack thereof), criminal history, etc.

They will do a quick criminal check online for around $5 and it gets the job done.

On the flip side, they are also criminal geniuses figuring out a way to not lose a dime and even make plenty of dimes for each sweetheart foreclosure deal from the government.

No criminal or eviction history.

It depends on the language in the policy, but I wouldn't be surprised if the policy excludes coverage for criminal acts - like assault and battery, which this appears to be.

If I had to take a wild guess, I'd say 5% of wholesalers are really good, 80% are really bad, and 15% are criminals.
