How do we ensure that we have a comprehensive lease agreement in place and we have covered ourselves from all the potential liabilities?

I have heard of others getting by with google forms and rental agreements to be able to accomplish the same goal.

We're both on board with the idea now - my question is around how to make the purchase and structure the agreement...we both want to go in 50/50 towards a conventional loan and then have it managed by a property manager. 

I'm saying you can vet before you sign an agency agreement -- even a no commission agency agreement.

However, a well-drafted Purchase & Sale Agreement will include provisions that contract is valid and applies to all heirs, beneficiaries, and successors in interest.Of course, you’re still stuck with having to satisfy title insurance requirements that I’d expect needs to probate this estate to pass title to this asset. 

You essentially agree to pay the collection agency a negotiated sum in return for their agreement to delete any and all record of the account.

., just a couple thoughts.When I was shopping loans for larger properties, the lenders I was talking to would have accepted a signed Property management agreement as the "experience".  

Also one allowing you to review the documents (rent roll, P and L, Tax returns, insurance claims history, 3rd party agreements, leases) which allows you to terminate the contract if you are not satisfied.

We are in full agreement that 2 ADUs means traditional conventional loan (meaning not commercial MF loan) is explicitly prohibited.  

And the agreement with the customer was $100 a ton to dispose of the junk .
