Hello, I have purchased 4 different asset manager lists over the past two years, but three were ineffective with outdated information and many email bounce-backs or returned mail.The best list I found was at RealEstateTargetdotcom; I did a successful snail mail and email campaign, and picked up three new banks and an account with LPS.I also cross referenced names on the list to see who was attending or speaking at various REO conferences, and made efforts to meet asset managers in person.

That includes the connections to help them be successful investors themselves.

This is probably (hopefully) the worst case PM scenario, but, again, no PM is 100% invested in your property and your success — only you are.

This is your best opportunity for a successful reconsideration of value.• Clerical Errors: Are the square footages, bedrooms, bathrooms, and lot sizes accurately reflected?

If you live in the illegal apartment, and it's separate, then what you've done is use an R-1 (single family home) zoning as an R-2 (duplex), and since that wouldn't be legal, the tenant may be able to successfully sue you for renting an illegal unit - even if you are in the illegal apartment - just because it's not legal to have 2 separate apartments on that property.I'm wondering if you could somehow rent it as a roommate situation, though, and get around that.  

I am putting it up on Facebook, Craigslist, etc. but is there anything else a newbie can utilize that you have found success with?
