@Allende Hernandez - My first and probably most important observation - if the property has already been in the MLS (and thus fully exposed to the market) at $210k and hasn't sold, then it almost certainly isn't even worth $210k (if you're correct that "the property needs no repairs at all"). 

My observation is that the business goes broke and the charity never happens.You should listen to this podcast I think you will find a lot in common with the interviewee.

I've observed a lot of variation in pricing, sometimes even from the same seller.

But it also can be a great transition to passive real estate investment.My observation is that both DST and syndicators are very very eager for investors to invest with them. 

Fair observations, I find a lot of people don't know the right partners as well.
