I think 'high IRR' is subjective but also linked to the business plan.

I've not heard of Investor's Edge, but definitely look at the backgrounds (resumes/Linked In profiles) of the principals to see what they did in the past. 

They link to your website + give people a great place to leave google reviews.

I did a google search for United Tax Liens and Tax Lien Wealth Builders to checkout how their online presence is and a link to this post popped up.
