I could be wrong but I've always viewed HM as a "bridge" to get a rehab to the finish line.

So far, Board hasn’t spent the funds from 2023, but they also didn’t move funds back to Reserves after it was pointed out at the annual meeting that the funds are in the wrong place. 

We could build larger, but there will be less Buyers and the home can potentially sit for longer and holding costs get expensive.Not saying building larger is wrong, but just giving you our reasoning for our home size.But I do 100% agree with you. 

This could have long-term repercussions if done wrong in year one.

Leads Management - filter, tag, and create tasks for each lead to arrange them better in your system; for example...there might be 25% probate leads that have the wrong data or new data exist somewhere (the right contact people, a newly assigned executor to the case, etc.).

I told them I wanted nothing more to do with them.Then they sent me a cancellation contract, but their customer service accidentally sent me the wrong one—saying they were going to refund me.

The properties themselves often have flaws and outstanding cap ex items that are wrongly ignored.  

I am not sure what the availability of cleaners in that area so I would spend time right now see what is there before committing to a property.Also, if you are spending 2k a year on fixing or replacing stuff, you are getting the wrong guests.

There's nothing wrong with where your your present cleanout is located.
