There are definitely markets that are speculative like Haughville, Bates-hendricks, fountain square, etc. 

Beach Grove, Greenwood, Fountain Square, Bates-Hendrix, Lawrence, Warren are some of the locations of my interest.I'm currently looking for rental property investments B/B+ neighborhoods with $800+ rent prices.

It has a pond with a fountain, common area with gazebo, its own roads.

I gave my $300,000 move-in ready beautiful vacant home to this large well known local co in Oct 2016.( Ive owned and self-managed another very similar rental in the same subdivision-- since 1998--and it has never had one day of vacancy in 16 years-- rented at $1860.)This professional pm co put all utilities in their name on my new property and turned the hot water heater ON and the Water ON ( even tho the main water cutoff valve is easily accessible in the coat closet beside the garage, the entire 3 months they 'managed it').They let the property sit VACANT OCT-NOVand on their "routine inspection on Dec 1, to make sure hobos had not moved in" they SAW the water heater in the garage was spewing (at full blast) A 20' stream/ fountain of HOT WATERand that the entire finished closed garage was covered COVERED !!

My landlord who owned the property outright died over a year ago with no living will. Her brother never paid the dues then last week I saw a notice stating the property went up for auction and he has 90 days to contes...

He was having lot of success with real estate and it felt like walking through a set of HGTV as we toured the flip projects and homes he had purchased in Fountain Square.

@Brian Gibbons is also an amazing fountain of knowledge.

However, it doesn't seem to bring up any results in my markets.I live in Costa Mesa but I'm interested in multiple markets including (but not limited to) Westminster, Santa Ana, Fountain Valley, Huntington Beach, Los Alamitos, Long Beach, and everywhere near the North-Western tip of OC.
