I also agree with evaluating your risk tolerance and researching regulations (My in-law bought a condo in Green Bay a mile from Packers stadium with AirBnB in mid. 

I think this is going to be the last "weird" year as everything is opening up fully again: Full stadiums, full classrooms, etc.

I would be within walking distance of a new basketball stadium and venue for many concerts.
