I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).  

If they didn’t understand or realize that what they were investing in was not secured by real property, that’s probably because despite being ACCREDITED they’re NOT SOPHISTICATED.  

We realized the screws we were using were too small for the door hinge and we just had to finish that small bottom corner.1/26/25 - We went to Lowes and picked up some 1 1/2 inch door hinge screws (sound in the screw/nail section) and went back to the rental.

I've owned the house for few years and have spent a lot of time trying to design an addition to add value to the property, but the current floor plan is really not conducive to realizing a return on that investment (tiny living room, low ceiling basement, poorly placed basement stairs, etc.). 

I think too many people get into this and struggle for too long before realizing that they not been properly trained and potentially could have dramatically shortened the learning curve.   

They key is to realize their pro forma numbers is perfect case scenario.

When you say "Also, the government is not even funded" I guess you don't realize we are still on Biden's budget until Sept 30 2025.

It's going to take the pain of another 12 or so months on & off, before people realizing flipping, unless it's in scarce, high value areas just won't work as easily.
