Might have to start doing in-person tours again and just take social distancing precautions

Taking safety and health precautions I was able to work this second job at 30 hours a week during a time Amazon was paying $25+/hr for shifts.

We are thinking of either A) letting them know we will be taking the necessary precautions to be safe and reduce exposure during a showing, or B) seeing if they can record a video tour, but it seems unlikely we'd rent it to someone sight unseen. 

In this unusual and unprecedented situation where an infectious disease is spreading I would think that extra precautions would be in order-- and it seems you already knew the answer to your question with that additional criteria. 

We should take every precaution when meeting in person with someone, and should do whatever we can to minimize those meetings, but my understanding is that we can travel within Maryland for essential purposes.As far as rent deferral goes, I'm taking that on a case-by-case basis.  

If you are arranging a meeting with someone you haven't seen before, only online, it's perfectly reasonable for either party to take precautions.

As others have said, there are a lot of other seriously infectious, more deadly diseases out there so I think it's more a case of take reasonable precautions in life and let it fall where it may.  

They work and are simple to use -of course follow safety precautions. 

If these events get canceled specifically due to precautions against coronavirus, should I refund my guests?

If your tenant is reasonable - have your broker coordinate with them for showings, hold open houses (yes they are permitted in OR with COVID precautions in place).
