I was talking to Clayton again the other day...It'd be nice to hear from some more people who were personally involved.

RE is a lot more active and involved, even if you hire a PM and a GC which BTW eats up your returns.

I think the decision comes down to what makes most sense for all parties involved.

Should there not be a cost involved with that? 

No problem if the salary structure is the same, but if there is any sort of commission income involved, and you need that commission income to qualify for the refi then waiting could cause issues. 

There are so many moving parts involved in vacation rentals....more people, in and out of your property every week or few days...people on vacation like to party more, so drinking and running around doing dumb stuff.

No personal experience with them. 

There are some people that get lucky and earn cash quickly, but they generally hide the fact that it was pure luck or how much work was involved.
