North of Patterson Park, the first block is OK, but then gets worse each subsequent block up.

@Chris Seveney I for some reason recall when I lived up north in some locations heat went out and if it was longer than a specific peroid of time it would deem the unit uninhabitable - but I absolutely have been wrong in the past.

We use PriceLabs to pull 2 lists (sleeps up to 7, and sleeps up 9) of properties within a 5–10 mile radius, then compare occupancy, nightly rate, and annual revenue for those 2 lists.

As the title suggests, I've been on the market for my first property for the past month and a half, and have been searching for SF and Duplex properties in my area of interest of Northeast OH (Canton, Massillon, North Canton, Canal Fulton, Green, Uniontown).

You also want to look for these like/kind properties that have sold in the past 3-6 months within a .25 to 1 mile radius.This comes with practice so the more you do the better you will become at it. 

I am 1600 miles away from three residential properties I just purchased in Jackson, Mississippi. 

We have marketed to University of North GA and University of Georgia.

I was excited about the deal until I visited the property and saw that there was a Dollar General two miles north and south.

I mean, is it as simple as finding a few recent sales within a few miles on zillow or is it as complicated as finding a commercial RE agent who I'd have to pay to give me a CMA?
