Others have hit it on the head.

Ihave kept this ratio in my head since the first time and make all mydecisions using it, before I move into a market.

That being said, if you're 23 and you don't own a home, I really do recommend starting with a house hack as you don't need the 25% down capital to get started and you kill 2 birds with one stone by getting a rental and having a roof over your head. 

I was heavy in RE but sold most in 2021 and appreciate the simplicity of a Vanguard TSM account as I head into the last 5 years before retirement. 

Doesn't ring a bell right off the top of the head.

My head is spinning on how to make this run as smoothly and efficiently to help maximize gains and bare minimum, break even after expenses.

As a heads up they have a reputation as being difficult to work with--especially with regard to trouble college kids might get into (bonfires, parties, trash etc.). 

Hey Tod, I took a very brief look at your first listing, airbnb.com/h/newport1bedroom, and the thing that jumps out at me as far as improving it is: address the 1-star review head on without attacking the reviewer.

Just looking to sell in the near future and trying to wrap my head around what a potential STR buyer will expect.
