Some of the stuff I’ve learned involved staging the house, such as proper lighting, opening blinds, making the most of various amenities the house has which in my case was having the gas fireplace lit, the backyard waterfall running, positioning furniture to make the rooms appear more spacious, occasional spritz of air fresheners, and in the winter time a nice apple pie candle lit in the kitchen.

One thing I DON'T have are candles, which are a fire hazard. 

No, the fireplace is unusable so I painted it and put candles in it for decoration. 

Turns out the parents were away and the kids lit candles.

No smoking, candles or Scentsy warmers.

We close on Friday, April 7th, on a new property and were caught unprepared as we have our investor's check in hand, made payable to the title company, and it's not worth the paper it's printed on.  

Other than that, soap, some batteries AA & AAA & 9v, notepad pen dishwasher tabs a smelly candle dog treats poop bags TP paper towel a colouring book/ crayons if they have a kid some Lysol wipes and such. $20 gift certificate for pizza joint hand written “moving sucks, this may help”.

I also prohibit candles, because they can do just as much damage to walls.
