There are more factors than just the community (#beds, level of theming, location to the amenities, style of home (single family, townhome, condo) and others) But I would strongly advise to stay within some of the same communities you mentioned like Storey Lake, Windsor Hills, Championsgate and a few others if cash flow is your goal.

If it is a lease covenant, send them a violation letter by US Mail with proof of delivery required and/or post the notice on the door in a sealed envelope with their name on it, taking a photo to prove delivery.

I never said you can't make money buying entry level single family homes in the Midwest or any market for that matter....but the investors who are most inclined to succeed are the hands on operators, not the passive investors or those paying retail price for a turn key in a lower tier neighborhood with no barriers of entry.
