Start eviction process the moment you can.

The property was occupied (still is) with 1 tenant that I am now having the exhausting pleasure of evicting. 2yrs later, said tenant continues to try every angle to delay the court granted Marshall’s execution.The “2nd” floor was poorly renovated (bad contractors), new tenant moved in and a year later, another eviction process has started as they lost their job and refuse to move or pay.Stuck with a very large mortgage bill (that I am paying), utilities and making small repairs to keep the property up also noting the casual 311 complaints from both tenants. 

I eventually got inundated with emails from these various web-sites and stopped reading everything they sent to me.

City proper has been on 5 year bear market completely unrelated to anything political, the suburbs have been adding inventory since the summer but are still very low but any measure and have actually gotten tighter the last few month, while I am open to the idea these cuts could eventually have some effect on the market, about 20% of the dc area is federal employees, let’s say the federal government cut the work force 25% which would be huge, that’s 5% of the population, but a good number of those people are either two income households where one person works in the private and/or the person being laid can go get a similar job in the provide sector l, the percentage of households who would be forced to sell thier house over this is likely in very low single digits.

Thats awesome that you are going to start in MTRs, I had a lot of success with mine near the hospital in Temple.

Would you eventually scale down to fewer properties with higher cash flow, or continue holding indefinitely?
