. - Drainage patterns and erosion around the foundation were consistent with the settling we saw, suggesting the slab foundation had been continuously undermined throughout the 23-year life of the house. - We plan on holding the property as a long-term rental, and the amortized cost of the repairs is marginal.

We don't even let the tenants fill nail holes or touch-up paint, as they usually screw it up, so we let a lot of little things go as normal wear and tear and just have it addressed between tenants.

.: Marco is still pumping out podcast episodes so is Clayton Morris and his deals were out right fraud and theft I have an investor who we we bought a loan from and had to foreclose on his asset and now going after the PG, if you saw this persons online presence you would think this guy is CRUSHING IT - he has his BK attorney reach out saying he is $2M in the hole and contemplating BK because he owes so many people money from bad deals.

Obviously don't buy a deal that will put you in the hole every month but don't expect that you are going to be good on $300/mo. in cash flow either.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

At this point Matt Tyler is either a shill for Morris or not making logical decisions LOL.. can't believe it.. and his posts on here about getting rent every month while probably accurate in his account was hugely damaging to other investors who then decided to go down this rabbit hole because of those post. sad really
