My advice would be to drown out the noise you hear from others with positivity and thorough due diligence.

the gentlemen I fund finds them does the due diligence and I verify based on my years of experience at development.. but keep in mind these have some risk of failure thats one reason the returns are so high..

Commerical loans are totally different then residential loans, you have to enter a contract and go through a due diligence process before you totally commit to purchase the property.

Sometimes people don't want to live next to people that have a bunch of garbage in their front yard, that are loud and obnoxious, that are creepy and weird, or maybe who knows maybe the house next-door or on the same block had a murder or a shooting happen at it and it is a well-known thing that people can look up. regardless, I think that due diligence goes into affect here pretty well.

Just make sure you're actually putting pen to paper and doing your due diligence on underwriting. 

The nice thing is that with investment properties it all comes out in the wash of your due diligence.
