We were using it as a mid-term rental so the costumer service expectation is generally higher than a long-term rental and with all of the problems the tenants wanted discounts from us even though we could not control the problem. 

They provide timely costumer support, sell quality products, and provide excellent real time online applications (web based for your computer as well as smartphone apps) for viewing the utility consumption on your property as it is occurring and for billing.Installation is not hard, but not everyone is comfortable working on gas lines. 

Although the cartoon on the home page is cute, it does not tell me what the software can do.

Another vote for Buildium from me, we transferred over to them over a year ago (400+ units) and their costumer support has been fantastic, not to mention how simple their system is to use.

Just please your costumers and google will reward you.How do you know when you are pleasing your surfers?

More often than not when I come across an Evolve property the photos are sub-par (too much HDR- looks like a cartoon/ impossible to judge depth), and the revenue management leaves tons of cash on the table compared to revenue optimized comps in that same market (they either set the price too low sacrificing revenue, or too high sacrificing occupancy)With these two variables out of sync it often equates to tens of thousands of dollars left on the table.

I use to buy software programs that had colorful cartoons as Icons. 

Sometimes cartoon characters have the best maxims.
