When I call the company what questions should I ask in order to know what I have to know if whether I would want to buy or wholesale (I've done neither ever) but just to get kind of a script or advice on what to say.

I always told clients even when the rates were going up not to buy something on short-term thinking (i.e.

When you buy a stock worth $100k, you pay 100k.

Every investor has a different approach, but I personally buy my rentals the same way I buy my flips..at a deep discount using hard/private money, then refinance with a rate-and-term loan to secure a lowest interest rate.Ultimately, it comes down to your goals, risk tolerance, and ability to find value-add opportunities.
