The Second apartment is a multi level, vaulted cielings, 2 bedroom, 2 bath, with balcony patio. 3 Car garage, workshop, tool room, and 2 car car port.

I had a deal like this late last year (2022) where the ADU was almost as big as the primary residence, over an expansive 3 car garage and workshop and the buyers (whom I represented) were appalled at the lower than expected appraisal.

The start of this journey for me began last September when I attended a local wholesaling/flipping workshop for six weeks. 

Just make sure it's not Sunday night as that's the big BPCON2023 opening event 🎉 There are also 8 workshops happening on Sunday.

Perhaps some changes (taking doors off and making the smallest kitchen an art studio/workshop) would make it more easier to appraise?

I've tried many other Real Estate one day hotel workshops and many in person seminars off and online courses and other Real Estate opportunities, there was no results and progress of success.

No not yet but I am planning on attending her workshop she was talking about in Orlando this spring. 

I also identified a few individuals who were actively acquiring large multifamily property and reached out to them, read their books, listened to their podcasts, attended their workshops, etc.  

I realized in the process of my journey towards financial freedom, that there are many multiple ways... of making money in the commercial real estate with the emphasis in multi family apartment building investing/ownership.I realize there are other folks who will tell you that syndication is the best way to go about and build their workshops around the fact that they train you how to do syndication... and leaving them as your trusted partner in terms of providing capital.... and providing training....
