The second part of this is, for the $ we are shelling out, I need more focus on my business (I dont think this is an unreasonable request) Should I just have an honest conversation with my agent and tell her that I don't think she is focused enough on areas that we need?

This structure has the benefit of not requiring custodian "direction of investment" or similar hurdles prior to making an investment. 

Overcoming fear is going to be a hurdle for sure but your words are encouraging.

Depending on the size of the job $50 a day isn't unreasonable.

Why did you close after that unreasonable act by the seller?   

Again, his price is totally unreasonable, considering the location & condition. 

Are there other creative tips or contingencies (or lack thereof) that you find increase the chances while that won’t impose an unreasonable level of risk?

I can tell that English is not your first language, which is fine, but unless you plan on hiring someone to do that kind of marketing that will be an unnecessary hurdle considering there are a ton of ways to make money in real estate that doesn't involve direct face-to-face sales.

Meaning if you bought a house on a large lot in anticipation of doing this what legal hurdles will you face?
