I'm not opposed to spending the money and have a demo scheduled with them this week, but was curious if anybody else has other data providers that they like better for more niche areas of distress such as bankruptcy, probate, divorce, code violations etc. that I can stack with my current data.I have submitted right-to-know requests with the local counties but only certain information is available and can be cumbersome.

I plan to put a $600 utility cap in the lease.

Overall, you're spending $25k in extra costs and a monthly pmt that's $500 higher to keep $50k in your bank account. 

I will preface this with the fact that I have a legal background, specifically with estate planning and asset protection.

It all depends on the work you/your clients want to do to create value and the overall game plan.

But as often happens, a certain percentage of my investments “go off the rails”, in other words don’t proceed as planned.
