The lease had a couple of sentences on that tenant should adhere to all HOA rules, but after this thing settles, I will request an addendum to make it even clearer that any violation fees (if caused by the tenant) would be the responsibilities of the tenant.

My role is just to do the leg work and find a developer that can navigate and create a profitable project under an affordable housing incentive program passed by our city council to incentives private development of affordable housing rentals on qualified parcels of which my owner has one(sorry I think that was a run on sentence)

I didn’t finish a sentence above......given the market I am wondering if I need someone who can be committed to finding properties and sending them To me quickly, and isn’t going to take time off on nights, weekends, etc.

We all speak from experience and since my experience with wholesalers is from the buying side I would echo what @Steve said but would change his last sentence to "Do right by the buyer and seller and be honest with them always". 

But that last sentence is my opinion of the only times that this idea works and isn't the main idea of Velocity Banking. 

We negotiated down the asking price and created a great rapport with her from the opening sentence.
