**I invite friends out to beautiful Lake Merritt for a drink instead of going to the bar.I skip cable and satellite TV and watch things on occasion on Hulu.I have always received free furniture off of Craigslist or from friends, in decent condition, but of course never really what I wanted.MY RECOMMENDATION FOR OTHERS STARTING OUT WITH LITTLE CAPITAL, OR DON'T HAVE THE EXPERIENCE OR AGE, PUT YOUR MONEY TOWARDS RE INSTEAD OF "NICE STUFF!"

You would want to find properties in satellite cities.

My day job involves launching and operating satellites, so SOPs are near and dear to my heart.

Satellite internet and cell phone service is accessible at the property. 

So far, the last 2 years have brought about 8-10% increase in rents per year in Honolulu as well as smaller satellite towns on Oahu.

And Jim don't you just chuckle when a home inspector finds a spot of mold the size of a dime and the buyer FREAKS out   LOL  these people live in a petri dish... as you know we have of course seen worse.and for all of you would be landlords  beware...

There are several in the area9- Have a big owners closet to put extra items in it (i.e. hand/bath/dish towels, toilet paper, etc)10.

Only thing I require is dishes be done.
