I send out a few dozen post cards and get a potential seller that has a property they just simply need to get out of due to pending foreclosure.Could someone walk me through the (abbreviated) process from the point of getting an agreement of sale from the seller to assigning the contract to my buyer ?

Silver market apparently has been severely manipulated over the past few decades (even a pending suit against some JPMorganer's for this - don't have alink on hand) and apparently there is ashort squeeze in silver.I think gold and silver will continue to go up.

the two houses across the street just sold for $140k with bigger SF.However there's a property sold $340k in 2009, and one sold $200 in 2010. and one pending now with $310k.

If you're really interested in knowing what your property is worth, and you believe, after comparing nearby properties with similar specific amenities (beyond just sq ft and proximity), then learn more about the person who sold it to you.If investigation show they had some crazy circumstance (massive ignorance, pressing need to sell immediately, spouse's death, pending foreclosure...) then maybe your property is worth a lot more than you paid for it.

When they answer the door, tell them you are there to help them with the pending problem with their house. 50% of the time they will tell you it's taken care of.
