I am highly irritated that I paid this company $99 a month to not communicate with me and lead me as they are the professionals.It was 7 days PAST the lease expiration date per the signed lease for the tenants and I had no clue if my tenants had renewed or planned to move.

In regards to your EMD (from what I've learned so far) If you are within your inspection period still &/0r have some sort of clause in your contract stating ( “buyer has the unrestricted right to terminate contract with a written notice no later than ( inspection period date) than you have proof.

An important point is that if you didn't do the renovation or weren't on site checking frequently as the property was renovated, you never know how good the repairs done were by the seller or previous owners (this requires a good bit of construction knowledge).
