I get the 'professional silence', and have been told imperiously by other landlords that I should just not respond and ignore rambling, and responses definitely encourage more.However I find I have tenants that demand attention, if I don't answer they continue to get louder and angrier, and begin trying to come up with ways to force me to answer and get involved.  

The biggest challenge is continued profitability. 

@Cory Iannacone 2% rules disappeared in my market around 2019/2020 as rates went down and prices continually went up.

So the "Act of God" will continue to happen.

That said, over a long time horizon, and for investors who are willing to take chips off the table and not continually double down on PML, it's a great return and the spread is large enough to make a big difference.

And Sellers will continue to do these deals without advice of council.

The long-term impact won't be known for a while as investors, homeowners, insurance companies, and the like make changes in the coming months and years.I believe that the Tampa Bay Area will continue to be a good market overall as the foundations are solid. 

There is a large demand for efficient distribution and storage of goods, thus many investors are looking for ways to increase their financial performance while continuing to remain competitive in the market.
